Edinburgh’s Rosebery House to be reconstructed

Property consultancy Montagu Evans has submitted a proposal of application notice to the City of Edinburgh Council for the demolition and reconstruction of Rosebery House. Currie & Brown has been appointed as cost consultant on the scheme and will also provide full lifecycle cost management advice.

Originally constructed in the 1970s, Rosebery House is due to be replaced with a 158,000ft2 state-of-the-art Grade A office development. The new building has been designed with sustainability at its core and aims to achieve net-zero carbon during its lifetime.


Working towards WELL Bronze and BREEAM ‘Excellent’ standards, building information modelling will be used to design the building’s parameters, focusing on sustainability. This includes monitoring daylight levels, glazing ratios, façade depth and the use of blinds to assist with solar shading. The building will make use of a blue roof system to manage on-site rainwater, potentially allowing it to be reused throughout the building. Photovoltaic panels on the roof will provide a portion of energy for the building. Aviva, who owns Rosebery House, has committed to achieving net-zero emissions across its entire business by 2050.

Once complete, the finished building will be an environmental exemplar and a huge boost to the Edinburgh office market, building upon council initiatives including the City Centre Transformation Strategy and the City Plan 2030.”
