Milestone reached in Bristol mixed-use redevelopment

Glassfields is a significant mixed-use redevelopment within the Temple Quarter Enterprise Zone in Bristol city centre. Currie & Brown provided project management, cost consultancy and employer’s agent services to Royal London Asset Management on plots two and four of the scheme.

The Distillery, a major commercial office development, is the first of four phases of the Glassfields site redevelopment. Completion of the Distillery, which is on plot two, is anticipated to act as a catalyst for further development and regeneration in the area.

Located five minutes’ walk from Temple Meads station, the Distillery comprises two new high-quality office buildings providing 92,000 ft2 of lettable category A office space, including a basement car park and communal facilities. In line with future health and sustainability standards, the Distillery is targeting BREEAM ‘Excellent’, EPC A and Fitwel accreditation.

Plot four has been developed into the brand-new Leonardo Hotel. The hotel opened on 17 May 2021, offering 197 bedrooms plus meeting rooms, a bar and restaurant. The building is targeting BREEAM ‘Excellent’ and EPC A accreditation. The plot development included public realm landscaping to create a public link between Temple Quarter and the Old Market area.

Trevor Essex, director in Currie & Brown’s Bristol office, said: “Completion of both buildings is a further success in Currie & Brown’s 15-year association with the Glassfields regeneration project. Our cost advice has spanned the planning process and project management during the initial phases of demolition, site clearance, archaeological and unexploded ordnance investigations and site remediation, all leading up to this milestone of the completion of the first two new building developments on the site.”
