Bath Spa University Residential Accommodation
This project comprised Phase 2 of the university masterplan for the Newton Park Campus, and will comprise 561-student beds in cluster houses. The project also includes demolition of existing buildings, infrastructure and external site works and a new energy centre to serve the northern end of the campus.
The site is located within a live campus, adjacent to academic and administrative buildings. The contractor's access will be limited to a single drive shared with all university users, which presents logistical and health and safety challenges to the team. The university set the team a challenging cost budget for the project while requiring a BREEAM ‘Excellent’ rating. The design had to meet the approval of English Heritage and the Duchy of Cornwall.
Currie & Brown was appointed as part of the Phase 2 project team to develop the student accommodation from masterplan concept stage to completion on site. The project was procured using the NEC3 Option A design and build. We were responsible for managing the procurement process.
We provided lifecycle cost advice to inform the project team on strategic design decisions and lifecycle reports to the university sustainability team. Responsible for post-contract cost control, we worked with the project manager on the administration of the NEC Option A form of contract.
The initial cost plan at Stage C exceeded the client's budget. Working with the architect, we undertook a value engineering exercise and saved circa £3,000 per bedroom without detracting from the scheme concept.
