Burj Daman is a fully integrated, mixed-use development, right in the heart of DIFC’s business district. It incorporates sophisticated commercial offices, stunning residential apartments, branded apartments and penthouses, high-end retail outlets and a stylish five-star hotel.

As an address for the international business community, Burj Daman has a 1.6 million ft2 gross floor area and a built-up area of over 3.2 million ft2, making it one of the largest in the DIFC district.

Burj Daman has been meticulously planned, integrating state-of-the-art technology into all its offices, residences and its hotel.

The development features two connected towers. The first tower is an 18-storey structure that mostly houses office space with hotel amenities on the top two levels. The second tower, partially overlapping the office tower, is 58 storeys composed of two structures that are interconnected with multiple link bridges that provide impressive sky gardens on both sides. These structures contain services, 28 branded residences on five levels, a 24-storey hotel and four penthouses on the top level. The two buildings sit over a nine-level podium area with an innovative automated parking system and traditional parking areas, retail space and community areas including an exclusive-use mosque, swimming pools, cafés and green areas.

Our role

Currie & Brown was appointed to complete the pre-contract phase of the project following the termination of the original contractor. We were subsequently engaged to manage the post-contract phase, including negotiations with sub-contractors and suppliers employed by the previous contractor.

The client needed to quickly understand the scope of work required to complete the building and to appoint a reputable contractor that could meet the project deadlines and commitments they had made.

Initially, Currie & Brown provided advice on capturing the scope of work and documentation required from others to record what had been completed to date. We then provided tender documentation for the remaining work and detailed estimates of the cost to complete so that the client could accurately understand their commercial position. We also assisted in the due diligence process of valuing materials left by the previous contractor and remediation required to correct the previous contractor’s work. Finally, we instigated a detailed change management process to ensure that the client was fully informed of their commercial position at all times.
