The new commercial office building known as ‘EQ’ has been designed by architect Aukett Swanke, with sustainability, amenity, health and wellbeing at its core.

Targeting BREEAM ‘Outstanding’ and EPC A certification, this best-in-class building will incorporate numerous features driving sustainability, including photovoltaic units on the roof, rainwater harvesting, and efficient heating, cooling and lighting systems. The development will be connected to Bristol City Council’s district heating network to reduce the building’s overall carbon footprint.

Located a five-minute walk from Temple Meads station, the building will also provide extensive cycle parking, showers and e-bike and electric vehicle charging points, supporting occupiers with greener travel and commuting.

Due for completion in the first quarter of 2023, the 200,000ft² building raises the bar in terms of quality, occupant wellbeing and sustainability. It has been designed with some of the widest open floor plans on the market, extending as far as 27,377ft². The building offers 20,000ft² of occupier amenities to include a rooftop bar, restaurant and business lounge with communal terrace, ground floor café kitchen, a 50-seat auditorium, as well as a fitness suite and break-out space.

Smart tech capabilities, with fewer touch points, increased air changes and air quality sensors are incorporated into the design, offering future-proofing for a post-Covid-19 world.

Our role

Currie & Brown is providing full cost consultancy services on the project through RIBA Stages 1-7.

We managed the tender process through to the appointment of main contractor via a two-stage procurement strategy. A contract sum was agreed with the preferred main contractor through open-book works package negotiations.
