Riverside Campus, a new-build, five-storey educational facility, is part of the Barking Riverside regeneration scheme.
The campus houses a primary school for 630 pupils, a secondary school with sixth form for 1,800 pupils, and a special educational needs (SEN) school for 180 primary and secondary pupils.
The new campus opened with 600 pupils in September 2016, and this number will increase year-on-year to 2,700 pupils by September 2025. The schools together offer 23,781m² of general teaching, specialist teaching and ancillary spaces, a sports hall, four floodlit multi-use games areas and a full-sized, all-weather playing pitch.
To deliver both high-quality standards and best value, the campus was built in pre-fabricated, modular format by Yorkon, a subsidiary of Portakabin. This project was the largest ever off-site construction contract in the UK education sector.
The off-site construction significantly reduced the build programme as the structure was in production while ground works progressed on site.
As the steel-framed modules were partially fitted with electrics, plumbing, heating and internal partitions, they were delivered to the site and craned into position ready for final fitting-out. This reduced both construction and fit-out times.
Currie & Brown provided cost management, project management and advisory services. Initially working for our two clients before the main construction contract was awarded, we continued to deliver professional services until the campus was fully handed over in June 2017.
We took part in discussions and negotiations around the 999-year lease arrangements between the land owner and the local authority, and subsequently the trust operating the schools, then supervised their deliverables under the lease arrangements. These deliverables included land remediation, utility service connections and access roads, without which the campus build would not have been able to take place.
We also provided monitoring services throughout the 12-month defects period.
