KöTower Düsseldorf: A new standard for sustainable office space

We are advising on the construction of KöTower, a landmark office building in the centre of Düsseldorf. KöTower 106 CW GmbH & Co. KG, a special purpose vehicle owned by Catella RE AG and WPV, has chosen us to lead this project. KöTower will bring modern office space to the city and transform its skyline with a green façade, rooftop terraces, and campus-style architecture. With a green roof containing over 200 plant species, the building will set a new standard for energy-efficient design and create a healthier, more connected place to work.

Leading the planning and construction of KöTower

With our wide experience in managing complex commercial office projects, we will lead the planning and building of KöTower. Our team will work with all stakeholders to keep the project on time, on budget, and focused on strong environmental goals. We will make sure safety is always a priority, and any disruption is kept to a minimum.

  • Coordinating milestones with certainty: Our project managers will set clear milestones for each phase, so we can track progress and plan with confidence. We’ll hold regular review meetings to keep the team aligned and informed. These sessions will help us check progress, surface risks, and fix issues early, before they slow work on site. When plans change, we will adjust the programme and keep momentum.
  • Identifying and managing risks proactively: We’ll identify any risks at the start and keep track of them throughout the project. This includes creating a list of potential problems, evaluating how likely they are to happen, and planning ways to avoid or reduce them. We’ll regularly check for new risks and adjust our plans as needed to keep things running smoothly and on budget.
  • Ensuring sustainability goals are met: We’ll make sure the project meets LEED Platinum certification. We will support the LEED Accredited Professional (LEED AP – an expert in sustainable design and construction) in addressing any sustainability challenges, ensuring elements like solar panels and green façades are integrated as planned.
  • Minimising disruption with phased construction planning: We’ll deliver the project in phases to keep disruption low. Our team will run the site with care and control, keeping it safe while making sure progress continues smoothly.

Replacing an outdated structure

The building from the 1960s will be taken down. Its old design and tight space mean it cannot comply with current user needs or modern energy-saving systems. By building new, our client will provide flexible office layouts with efficient energy saving HVACR systems. They will use greener materials and better ways to build. This will help them cut their impact on the environment and reach their sustainability goals.

KöTower will feature a green roof and walls providing natural insulation. These features will help to control the building’s temperature and make the air cleaner whilst supporting local wildlife. Solar panels and energy-saving heat pumps will cut down on energy use and lower carbon emissions.

Client impact and future-proofing

KöTower is a landmark development designed to give businesses office space that is both flexible and saves energy. The building will adapt to tenants’ needs as they change over time. It will support the Düsseldorf’s environmental and long-term growth plans, while attracting companies and talent to the city centre. This means everyone who works in the tower will benefit for years to come.
